Scott deLambert—Professional Profile
Scott brings over 25 years of real estate experience to his representation of sellers and buyers in real estate transactions. Starting with a degree in Real Estate from Arizona State University, his background includes commercial development, leasing, and sales and residential development/condominium sales.
Perhaps most notably, Scott also has over 15 years of appraisal experience, which translates to over 6,000 homes that he has appraised. This valuation experience truly makes him uniquely-qualified to help sellers set effective and accurate pricing strategies and to help buyers purchase the right property at the best price.
While agents generally provide a comparative market analysis (CMA), Scott provides his selling clients a “Super CMA”. While a typical CMA can be put together in a few minutes, the Super CMA can take up to a few hours and employs many of the same techniques and analyses of a full appraisal including a computer-generated floor plan and calculation of the home’s area. The result is a tailor-made, clear and concise, more meaningful report on which the seller can rely to make the most important of home-selling decisions—“At what price should I offer my home?”
Similarly, when a buyer client narrows down property choices, Scott puts the same effort and analysis into the process to secure the right home at the very best possible price and terms.
“In my many years of appraising, I frequently witnessed sellers selling their homes for too little and buyers offering too much for a property. In virtually all cases, the pivot point was the real estate agent. That is probably the biggest reason I got into this business. I just knew that I could do a better job of more fully representing the interests of my clients.”
